William “Bill,” Bodouva, Jr. began his richly textured real estate career as a luxury home builder in 1983. He became a licensed sales associate in 1985, then an associate broker and independent dual association corporate real estate broker in 1987.  In August 1989, the luxury real estate market was still suffering from Black Monday, the stock market crash on October 19, 1987, the first “down-market” of his career.  

To supplement his income, he took a job with his family’s architectural firm as Clerk of the Works, the entry level of project management, at Kennedy International Airport.  To grow in this field, Bill needed additional education and enrolled in non-matriculated courses in Project Management and Finance, at New York University. The firm grew very quickly, so he advanced at an accelerated pace, becoming a project manager and expert at coordinating and overlapping each trade’s responsibilities to remain on time and within budget. Prior to the sale of the firm, Bill was the executive director of six project managers.

Bill’s extensive project management experience is an innate and acquired skill set, that he uniquely provides now as “transaction manager,” to his listing and buyer clients. He handles every aspect of each purchase, sale or both, from initial contact to closing for both, buyer and seller clients. He schedules, coordinates and oversees all, from the home inspection, mortgage process, property appraisal, attorney selection to title search and monitors the milestones of each transaction. Most of Bill’s clients retain the professionals he recommends, they are the best in the business and provide fixed-fee, discounted rates negotiated annually by Bill. This is a significant investment of time, requiring oversight by an experienced businessman and real estate professional, who’s able to absorb his client’s responsibilities while minimizing their risk.
